The Real Estate Market in Spain

Madrid and Barcelona continue to gain importance in the international real estate scene for the purchase of luxury properties and that in the latest report prepared by Bankinter the two largest cities in Spain are among the top 10 most interesting for real estate investment in 2021-22, behind only Paris, London, Genoa, New York and Quebec.

Although we continue to appreciate a certain overvaluation of house prices with respect to wages, around 5%, we anticipate that it will continue in 2022 and 2023, appreciating in line with inflation, + 2% in 2022 and + 1 % in 2023.

Return on real estate investment

The return on investment is between 3% and 8% depending on the area, the most conservative say that the rise will be in line with nominal GDP. And where are the rises expected? In general, experts believe that they will occur in large cities and surroundings (wellconnected areas, with good services and infrastructure), while in rural areas and small cities the forecast is that prices will remain stable.
